New Home Construction Rosemary Beach

This house was built in Rosemary Beach, Florida, for a couple from Jackson Mississippi. They currently owned a house in Rosemary and wanted to built a gulf front on one of the largest lots in Rosemary Beach.

Design challenges

Wanted a maintence free gulffront home, designed masonry with wood finished in deadhead cypress to weather naturally, requiring no further maintence or upkeep. After extentive travel- reminders of balinese finshes- hardwood homes- pilings to withstand huuricanes and possible erosion. – 40 foot deep augurated cast pilings, grade beam system capable of supporting home if was undermine fron eriosion during a storm- being so close to the shoreline, Client wanted teak like finishes, was not enough teak readable available so extensive research to find a comparable source – deadhead cypress. b/c sinker logs rivers where they were floated upstream when cut- sink to the bottom, only remaining part was the heart of the log, very dense and rot resistance.

Building Challenges

Close proximity to other structures required careful planning of mobilization of equipment materials and workers to build such an extensive labor intense structure. End of alley- share one access point- gathering and securing enough cypress for all the exterior finishes, shutters, overhangs, trim, columns, Client desired columns that looked like palm tree- st augstine school, created a structurally sound product to resemble palm tree trunk- palm tree trunks will roit,

Description

Masonry west Indies, All masonry walls, hard trowel portland finish- all wood was dh cypress, cedar shingle roof, with copper flashing , DH shutters on all windows and doors in the first story porch off MB- to give extended privacy had operable louvers, built in salt water pool with a heat/cool pump to adjust the temperature of the water to a certain degree. Stone work was cut coral stone, porches , ext stairs and walk paths, first floor- cut cocina stone same as exterior, hall ways- width hortizontal planking caped with half round, inverted floorplan- living and kitchen on second floor, widthlank flooring, master bedroom- operable louvers interior mahgony shutters, recessed tub, steam room, built custom island bed with flowing guazed fabric,

2nd floor- staircase- custom newels with lighted capiz shells back light. Wood flooring took a year to find it- salvaged pine floor- rotary cut from 150 year old barn in Virgina- 10 to 14 foot long planks- rough sawn, Mahogony on stlyes and rails and doors deadhead
